External wall insulation — the wrap — remains one of the most effective upgrades for older Irish homes. It cuts heat loss across external walls and refreshes the exterior finish.
According to SEAI wall insulation grant guidance, external wall insulation grants are listed at up to €8,000 for a detached house, €6,000 for a semi-detached or end-of-terrace house, €3,500 for a mid-terrace house, and €3,000 for an apartment.
Why the grant amount matters
The grant can significantly reduce upfront cost, but price the full project properly. A wrap may involve downpipes, sills, cables, wall preparation, finishes and details around openings.
Whole-wall coverage
SEAI requires external wall insulation to be a whole-surface solution for grant purposes. Partial insulation — wrapping only one or two walls — is not treated the same way.
Before you apply
- Confirm the correct property type for the grant tier
- Use an SEAI registered contractor where required
- Check whether ESB Networks service alterations are needed
- Confirm whether the upgrade changes more than 25% of surface area (extra building regulation requirements may apply)
