Eligibility depends on the measure

Each SEAI measure has its own property, technical and application conditions. Qualifying households may also be eligible for fully funded upgrades.

For wall insulation

  • Home built and occupied before 31 December 2010
  • You have the property MPRN and meet the owner eligibility requirements
  • You apply and accept the grant offer before work begins
  • You use an SEAI-registered contractor for the relevant measure
  • The work, BER and paperwork meet the programme requirements

Check before you apply

  • Windows and doors, heat pumps and solar PV have different eligibility rules
  • Some measures need a technical assessment, pre-works conditions or both
  • Individual grants are normally paid after completion and valid paperwork
  • We help with survey, paperwork, contractor selection and BER coordination

SEAI grant calculator (2026)

Select your property type and upgrades to estimate standard individual-grant support. This is not confirmation that every selected measure is eligible or can be combined in one project.

  • Standard 2026 individual-grant values by dwelling type
  • Totals update instantly as you select upgrades
  • External wrap insulation is our primary measure — up to €8,000

2. Select your upgrades

Choose either external wrap or cavity wall insulation — not both on the same walls.

Fully funded upgrades may be available

Fully funded energy upgrades

For homeowners receiving certain social welfare payments. Home must be built before 2006.

Who may qualify

You own and live in the home and receive one of:

  • Fuel Allowance
  • Working Family Payment
  • Jobseeker's Allowance (6+ months, child under 7)
  • Disability Allowance (child under 7)
  • Domiciliary Care Allowance
  • Carer's Allowance (living with the care recipient)

What SEAI may recommend

The survey determines which measures are suitable; you cannot choose upgrades independently.

  • Attic and cavity wall insulation
  • External and internal wall insulation
  • Heating system upgrades
  • Ventilation improvements
  • Post-works BER assessment
  • Project delivery through the scheme

Deep retrofit energy upgrades

A deep retrofit is a full-home upgrade toward a stronger BER — often combining insulation, heating, ventilation, windows/doors and solar over a planned sequence of works.

  • Suitable for older or hard-to-heat homes
  • Can cut heating bills and improve comfort
  • External wrap is often the fabric upgrade that unlocks the rest
  • externalwrap.ie delivers grant-eligible external wall insulation as part of that plan

Example grant support
